Terms of Service

The rules for using ZiffyHomes. Written in the plainest language we could manage while still being legally useful. Read this before you sign up.

§ 01Accepting these terms

When you create a ZiffyHomes account, submit the early-access form, or use any part of the product, you agree to these Terms of Service and the Privacy Policy. If you do not agree, please do not use the product.

If you are using ZiffyHomes on behalf of a company, brokerage, or other organisation, you confirm that you have the authority to bind that organisation to these terms.

§ 02Who can use ZiffyHomes

ZiffyHomes is built for Indian residential rentals. To use it you must be at least 18 years old, legally able to enter a contract in India, and using the product for a lawful purpose connected to managing or renting residential property.

We may refuse service, close accounts, or remove content at our discretion if we believe the terms are being violated.

§ 03Your account

You are responsible for everything that happens under your account. Keep your credentials private. Tell us immediately if you suspect unauthorised access. Do not share your login with people outside your organisation.

One person, one account. Do not create an account under a false identity or impersonate a landlord, broker, or tenant you are not.

§ 04Owners, brokers, tenants

ZiffyHomes supports three kinds of users. Each has different access and responsibilities inside the product.

  • Owners list their own property and are legally responsible for its rental.
  • Brokers manage property on behalf of owners and must have the owner's permission to do so. The broker is responsible for ensuring they are authorised to act.
  • Tenants use the product to schedule visits, review offers, sign agreements, pay rent, and request maintenance for the property they occupy.

Whoever lists a property first becomes the admin for that listing and controls who else can access it. Access can be shared but never silently transferred.

§ 05Acceptable use

You agree not to use ZiffyHomes to:

  • List property you do not own or are not authorised to manage.
  • Discriminate against tenants on the basis of religion, caste, race, gender, marital status, sexual orientation, disability, or any other protected ground.
  • Upload false, misleading, or fraudulent information about a property, tenant, or transaction.
  • Send spam, unsolicited marketing, or harassing communication through our messaging or WhatsApp integration.
  • Scrape, reverse engineer, or attempt to extract source code from the product.
  • Interfere with the product's security, infrastructure, or other users' experience.
  • Violate Indian rental, tax, consumer protection, or data protection law.

§ 06AI-generated content

Parts of ZiffyHomes use large language models (currently OpenAI GPT and Anthropic Claude) to enrich property descriptions, triage maintenance requests, draft messages, and generate rental agreements. AI output is a starting point, not a finished product.

Your responsibilityYou must review every AI-generated document, message, or clause before sending it, signing it, or acting on it. We do not guarantee that AI output is accurate, complete, or legally sufficient for your specific situation.

AI-generated rental agreements are templates grounded in standard Indian rental practice. For property involving unusual clauses, commercial use, or values above your comfort level, have a qualified lawyer review the agreement before signing.

§ 07Rental agreements and documents

ZiffyHomes helps you generate, store, and share rental agreements. We are not a party to any agreement between owner, broker, and tenant. We do not arbitrate disputes, enforce terms, or guarantee performance.

You are responsible for stamp duty, registration, notarisation, and any other legal formality required in your state. Our document generation is a convenience, not legal advice.

§ 08Rent tracking and payments

ZiffyHomes tracks rent status, sends reminders, and facilitates UPI-based payments between tenants and owners or brokers. We do not hold funds, act as an escrow, or process payments on our own balance sheet during the beta.

Any money transferred flows directly between the tenant's bank and the owner's or broker's bank via UPI or the payment method you have set up. Disputes about whether a payment was made, received, or refunded are between you and your bank or UPI provider.

§ 09Third-party services

The product relies on services provided by other companies, including Supabase (database and file storage), Vercel (hosting), Resend (email), Google Places (address lookup), OpenAI and Anthropic (language models), and WhatsApp (messaging). When you use these features, their terms also apply.

We choose these providers carefully, but we cannot guarantee their availability, accuracy, or performance.

§ 10Beta status

Heads upZiffyHomes is in beta. The product is under active development. Features may change, break, or disappear. Data loss, downtime, and rough edges are possible. Please treat this as a working draft, not a finished product.

By joining the beta, you agree to give feedback, report issues, and accept that you are not the target audience for a polished production tool. We will be clear when we move out of beta and move to production-grade guarantees.

§ 11Your content

You own the content you upload: property photos, descriptions, tenant information, agreements, messages. You grant ZiffyHomes a limited licence to store, display, and process this content only for the purpose of operating the product and providing it back to you.

We will not sell your content, rent it to advertisers, or use it to train models for customers other than you. AI features use your content only to generate the output you asked for.

If you upload content about third parties, such as tenants, you confirm you have the right to do so and have the tenant's consent where required.

§ 12Ending the relationship

You can close your account at any time. Write to us and we will delete your data within 30 days, except where we are required by law to keep records.

We can suspend or close an account if we believe the terms are being violated, if we are legally required to, or if we discontinue the product. We will give reasonable notice where possible.

§ 13Liability and warranties

The product is provided “as is” during the beta. To the maximum extent permitted by law, ZiffyHomes disclaims all warranties, express or implied, including fitness for a particular purpose, merchantability, and non-infringement.

Our total liability for any claim connected to the product is limited to the amount you paid us in the twelve months before the claim arose, or ₹1,000, whichever is lower. We are not liable for indirect, incidental, or consequential damages.

None of this limits your rights under Indian consumer protection law where such rights cannot be waived by contract.

§ 14Changes to these terms

We will update these terms as the product evolves. Material changes will be announced by email or in-product notice at least 14 days before they take effect. Continuing to use the product after the effective date means you accept the new terms.

§ 15Governing law and disputes

These terms are governed by the laws of India. Any dispute that cannot be resolved informally will be subject to the exclusive jurisdiction of the courts of Bangalore, Karnataka.

Before escalating anything to court, please write to us. Most problems are easier to fix by email than by lawsuit.

§ 16Contact

Questions about these terms, concerns about something inside the product, or a formal legal notice: start with the early-access form. During beta, that is the channel we watch. A dedicated legal contact address will be published before the product leaves beta.
